1. NO OUTDOOR NOISE –Palm Springs strictly enforces a 24/7 no noise ordinance and does not allow any amplified sound outdoors as noise travels easily outdoors here. Violating this law could result in fines ranging from $500 to upwards of $2000, and any potential outdoor noise threatens our rental license being permanently revoked.  We reserve the right to evict you without refund should we get a noise complaint. 

2. No smoking anywhere on the property including outside. Smoking will result in a $550 cleaning/remediation fee.

3. No glass anywhere on the property. Glass in the pool will result in a $1,250  cleaning & refilling fee. 

4. No wipes or tampons down the toilet, even if they say "flushable." Plumbing in the desert is very sensitive and putting things in the toilets risk clogging the entire water system, breaking the pool filtration system and not having running water or showers for days. Do not flush anything that hasn't passed through you, aside from a small amount of toilet paper. 

5. Please be respectful of the desert's limited and costly energy. Energy is a very limited resource in the desert and energy costs here are among the highest in the world. Please be mindful of this by turning off TV, lights and climate controls when not in use/when you leave the house. Do not run the gas fireplace, outdoor firepit, outdoor grill, or spa heat for excessive amounts of time and be sure they are off at night. Keep doors and windows closed while running the swamp cooler or AC and to prevent any insects from coming inside. 

6. No outside overnight guests (other than pre-approved guests). 

7. Host is not responsible for any accidents, injuries or illness that occur while on the premises or its facilities. Host is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that the Guest is expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises. 

8. Should an accident or damage to property occur, please notify host immediately so that the host can address the issue.

9. The trash, recycles, and yard waste bins are collected every Thursday morning. Please do not move these bins from the side of the driveway – the trash collection service will pick them up and return them to their spot (they don't need to be placed at the curb). 

10. During Your Stay, you are responsible for basic housekeeping (laundry, picking up after yourself, washing dishes, restocking toilet paper and paper towels, etc..).  Please contact us should you wish to purchase housekeeping during your stay. 

11. Use wand and be gentle when opening and closing the blinds. 

PLEASE NOTE: Anyone breaking these rules including but not limited to failing to show proper number of guests, outdoor noise, or failure to follow rules posted here will be charged accordingly and evicted from property immediately without refund. We love our home and want you to love it too and have fun – but please enjoy it as responsible adults. You break it, you buy it. If we receive any citation/fine from the city because of the guests not following any of the above mentioned rules, the fine (whatever the amount city levies) will be paid by the guest in addition to your fine for the citation.

Disclaimer: This property has outdoor cameras at the front door and the side driveway. Cameras are monitored & recorded 24/7. There is a noise monitoring device Installed on the roof that alerts hosts of prolonged outdoor noise. 

PLEASE NOTE: All legitimate, licensed vacation rentals in Palm Springs follow city-wide vacation rental laws to remain in business. These include occupancy limits, good neighbor policies, party-free homes,  no outdoor music permitted, and minimum age of 25.  Although we don't make these laws, we do follow them, so thank you for your understanding in advance.

CHECK IN / CHECK OUT: 

Check-in time is 3pm, check-out is 10am. Early check-in may be available, and we can only confirm a day before the arrival if that is feasible. Please ask us if interested.

POOL/SPA

No Lifeguard on duty. Swim at your own risk. No diving: the max depth of the pool is 4.5 feet. We assume no responsibility for accidents or injuries. 

The pool/spa are cleaned twice a week on Wednesdays and Saturdays. The cleaners have a private code to access the pool area so you do not need to be home to let them in and they never need to enter the house. 

Heat for the 14-person spa is INCLUDED (a rarity in Palm Springs), but please be mindful It is extremely costly for us to run, so please turn it off as soon as you are done. A small black wireless controller can be found in the green bowl on the buffet – this can be used to turn on the spa and pool lights. Please don't get it wet as this can break the controller. 

Pool heat can be purchased for $89/day and an upfront deposit will be collected. Please contact us ahead of your stay should you wish to purchase pool heat. 

Please close and tie pool umbrellas after use. 

Nicola Oasis is equipped with TWO air conditioning units: a swamp cooler and a Nest air conditioner for extreme desert heat.  For cooling when the outside temperature is below 110 degrees, please use only the swamp cooler via the control panel in the hallway. For cooling when the outside temperature is above 110 degrees, please use only the Nest air conditioner via the control in the living room. Never use the swamp cooler and Nest AC together – they will cancel each other out. Please be mindful not to overuse energy particularly when you aren't home... energy is scarce and extremely expensive in the desert. 

FILTERED WATER can be accessed by squeezing the hidden middle handle under the top left refrigerator door.

PLASTIC WINE GLASSES & ROCKS GLASSES can be found in the cabinets next to the wine fridges. 

PLATES AND BOWLS can be found in the left island cabinet. 

POTS & PANS can be found in the upper drawer under the cooktop. 

MIXING BOWLS & BAKING SHEETS can be found in the lower drawer under the cooktop. 

SILVERWARE can be found in the hidden drawer that slides out from the top left island drawer. 

UTENSILS, COFFEE MUGS, PLASTIC GLASSES, AIR FRYER, BLENDER, TOASTER, JUICER & POTHOLDERS can be found in the island drawers. 

FIRST AID, CLEANING SUPPLIES, EXTRA TOILET PAPER/KLEENEX & LAUNDRY DETERGENT 

Can be found in the tall white cabinet in the laundry room. 

BEACH TOWELS, EXTRA BATH TOWELS, WASHCLOTHS, & LINENS 

Can be found in the mirrored closet at the end of the hall. 

A SLEEP KIT FOR THE SOFA INCLUDING A MATTRESS TOPPER

Can be found in the primary bedroom closet. 

CHECKOUT TIME: 10am

CHECKOUT PROCESS:  

1. Turn off lights including neon wall signs and close all blinds. 

2. Ensure spa is turned off and black spa remote control is returned to the green bowl on the buffet. 

3. Ensure the garage door opener is returned to the green bowl on the buffet. 

4. Ensure no garbage is left outdoors and all outdoor cushions are returned to the outdoor furniture and tied down if applicable. 

5. Close/lock all windows and ensure side door to garage, living room sliding doors, door to laundry room and primary bedroom sliding doors are all locked from the inside. 

6. Ensure the Nest thermostat in the living room, swamp cooler thermostat in the hallway, and spa are all turned off. 

7. Double check to ensure fireplace gas, outdoor firepit and outdoor grill are all turned off. 

8. Ensure all stove burners and oven are turned off. 

9. Ensure all faucets and showers are fully off and no water is dripping. 

10. Ensure garage is closed and front door has auto-locked behind you (takes 30 seconds before auto-lock engages).
